Managing a commercial property, worksite or facility with asbestos? We deliver Class A and Class B licensed removal for Toowoomba businesses, complete with registers, WHSQ notifications, air monitoring and clearance certificates. Call 1300 000 000 or request a site assessment.
Commercial asbestos work is a compliance exercise as much as a removal exercise. Queensland's Work Health and Safety Regulation 2011 places specific duties on businesses and property owners: buildings constructed before 2004 must have an asbestos register and management plan, removal beyond strict thresholds must be done by licensed operators, licensed work must be notified to Workplace Health and Safety Queensland five days in advance, and Class A removals require independent air monitoring and clearance certification. We handle the entire chain, so your obligations are met and documented from first inspection to final clearance certificate.
Our commercial clients across Toowoomba and the Darling Downs include property managers, body corporates, builders, schools, aged-care operators, retailers, industrial facilities and agricultural businesses. Job scale ranges from a single damaged ceiling panel in a shop to full-building strip-outs ahead of demolition or refurbishment.
Every workplace building constructed before 2004 is required to maintain an asbestos register identifying all known or assumed asbestos-containing materials, plus a management plan for handling them. We inspect, sample through NATA-accredited laboratories, and produce compliant registers and plans, then review them on the five-year cycle or after any disturbance.
The bulk of commercial work: AC roof sheeting on warehouses and workshops, wall cladding, eaves, vinyl flooring, switchboard panels and partitioning. Class B licensed crews remove any quantity of non-friable asbestos over the 10 square metre unlicensed threshold.
Pipe lagging, sprayed insulation, degraded sheeting, millboard and fire-damaged material. Friable asbestos, anything that can be crumbled by hand, legally requires Class A licensed removal in any quantity, under full enclosure with negative air pressure, decontamination units, independent air monitoring and a licensed asbestos assessor's clearance certificate. We arrange the full Class A framework.
Queensland requires asbestos to be identified and removed as far as reasonably practicable before demolition or refurbishment begins. Intrusive surveys locate hidden materials that standard registers miss: under floors, inside risers, behind plant.
Workshop and machinery-shed roofing, dairy and poultry shed cladding, pump-house linings, and contaminated soil remediation on rural properties across the Darling Downs.
Storm-damaged commercial roofs, accidental disturbance during fit-outs, and make-safes that let you keep trading. See our emergency service; we work nights and weekends to keep business interruption minimal.
The commercial stakes are different from residential. A PCBU (person conducting a business or undertaking) that allows workers to disturb unidentified asbestos faces WHS prosecution, and the exposure records last decades because asbestos disease latency runs 15 to 60 years. Australia still loses around 4,000 people annually to past asbestos exposure (Asbestos Safety and Eradication Agency), and an estimated 6.4 million tonnes of asbestos-containing material remains in the national built environment (ASEA, 2021), a large share of it in exactly the kind of pre-2004 commercial and industrial buildings that surround Toowoomba.
The practical protections for your business are documentation and licensing. Every job we do produces the paper trail an auditor, insurer, buyer or regulator expects: current register, Form 65 notification lodged five days before licensed work, safe work method statements, waste transport documentation to licensed regulated-waste facilities (commercial asbestos cannot go through domestic tip channels), air monitoring results where applicable, and clearance certification before reoccupation.
1. Site assessment. We walk the site with you or your facilities manager, review any existing register, and scope the work: what's present, what condition, what the law requires, what it costs. Fixed written proposals, not estimates.
2. Planning around your operations. Removal scheduled for shutdowns, weekends or staged areas so trading and production continue. Tenant and staff notification materials provided where needed.
3. Notification and setup. WHSQ notified via Form 65 at least five days ahead. Containment, signage, decontamination facilities and, for Class A work, enclosures with negative air units.
4. Removal and disposal. Licensed crews, wet methods, no breakage. Waste double-wrapped, sealed, labelled and transported under documentation to licensed regulated-waste facilities.
5. Clearance and handover. Visual clearance for Class B; independent licensed asbestos assessor clearance with air monitoring for Class A. Updated register issued reflecting removed materials. Reoccupation only on clearance.
Commercial property and real estate managers needing registers, make-safes and tenant-driven removals. Builders and developers needing pre-demolition surveys and strip-outs on refurbishment projects. Schools, childcare and aged care, where sensitivity and out-of-hours scheduling matter most. Retail and hospitality, where staged works protect trading hours. Industrial and agricultural operators across the Darling Downs, from Toowoomba's industrial estates at Harristown, Glenvale, Torrington and Wilsonton through to farm infrastructure in Oakey, Pittsworth, Dalby and beyond.

Yes, if your workplace building was constructed before 2004. Queensland's WHS Regulation requires a register identifying all known or assumed asbestos-containing materials, kept up to date and available to workers and contractors, plus an asbestos management plan. Buildings built after 2003 are exempt. We prepare compliant registers from inspection and lab sampling.
Class B licences cover bonded (non-friable) asbestos over 10 square metres, such as cement sheeting and vinyl. Class A licences cover friable asbestos, material that crumbles by hand, in any quantity, and demand full enclosures, air monitoring and independent clearance certification. Licences are issued by Workplace Health and Safety Queensland.
Licensed removal work must be notified to Workplace Health and Safety Queensland at least five business days before it starts, using Form 65. We lodge notifications as standard. Emergency make-safe situations have separate provisions allowing immediate action. Build the five-day window into refurbishment and demolition programs from the outset.
Often yes. Bonded removal in contained zones routinely proceeds while other areas trade normally, and we schedule the most disruptive stages for nights, weekends or shutdowns. Class A friable work requires stricter exclusion zones. Your proposal includes a staging plan showing exactly which areas close and when.
Bonded removal typically runs $30 to $60 per square metre and friable work $100 to $150 or more per square metre, per 2025 Australian cost guides, with commercial jobs also carrying notification, monitoring and clearance costs. Larger areas bring rates down. We quote fixed from a site assessment, free of charge.
For Class A friable removals, an independent licensed asbestos assessor must conduct air monitoring and issue the clearance certificate before reoccupation. For Class B bonded work, a competent person completes a visual clearance inspection. We arrange the appropriate clearance for every job and supply certificates for your records.
Commercial asbestos waste is double-wrapped, sealed, labelled and transported under waste-tracking documentation to a facility licensed to accept regulated asbestos waste. Domestic disposal channels, including the Greater Toowoomba facility's 175kg household allowance, do not apply to commercial waste. You receive disposal documentation for compliance records.
